• Ideally suited for male occupants below 25 years of age who are looking for a safe and a studious environment. Smoking or alcoholic drinks are not permitted within premises.

• Location : 600m away from the Galle Road; 100m to the Hospital Road. Entry to the premises in a private road is through recognition of finger print. Noise from the surrounding is minimal. Parking is not available even for a motor-bike.

• Facilities : Separate study area with an individual work station. Washing machine, refrigerator, microwave and other amenities are provided.

• Rates : A room is shared by two occupants at a rate of Rs 17,500/- per month per occupant. Minimum of one-year tenancy period. A deposit of four months is needed. Utility bills need to be shared and a maintenance fee of Rs 1,00/- per month is applicable.

The following are included in the agreement.

2. The occupant agrees not to bring in any personal belongings except that are stored in the individual wardrobe and the cupboard provided and agrees to get the consent for accompanying any visitors to the premises.

3. The occupant agrees that utility bills, routine maintenance and damages to equipment arising from usage is borne by the occupant individually or collectively with other occupants. Occupant also undertakes to comply with the instructions given in the handbook for the smooth functioning of the facility which may be periodically updated.

4. The occupant undertakes to vacate the premises upon one week’ notice being served and agrees that twice the rent is applicable beyond the said period of one week, if the occupant wishes to stay longer. In case the occupant is vacating before one year, retention of Rs 2,500/- per month for the remaining months is applicable. If the occupant is served vacation notice for engaging in smoking/drinking or for not disposing waste as per instructions in the handbook, 50% of the deposit is retained.

5. The occupant agrees that 75% of the deposit is refunded (25% retention is used to cover normal wear and tear off which cannot be readily identified) subject to applicable deductions, after one week of vacating premises. The occupant also agrees that occupying the facility and vacating the facility should be done at a time arranged at least the day before.
